Barcelona has a real rental scam problem — fake listings on classifieds with photos lifted from real ads, asking for a wire transfer before you've seen the flat. The good news: the rules are simple, and verified mid-term platforms shut almost all of these down.

What a normal deposit looks like

Temporary residential lease (32+ days): typically one month, sometimes two. Long residential lease (12+ months): one month by law, plus the landlord may ask for an additional guarantee of up to two months. Anything above three months of guarantees is illegal under the 2023 housing law and is a red flag.

Why verified listings matter

A verified listing has been visited in person by the platform, the photos are theirs, and the landlord's identity has been confirmed. A scammer cannot create one. This single check eliminates almost every classifieds scam.

Why online payment protects you

When you pay through a platform, the money is held until you check in. If the flat doesn't match the listing — wrong address, fake photos, locked door — you cancel and the money is returned. A bank wire to a stranger has none of those protections.

Red flags

The price is 30%+ below the area average. The landlord refuses a video call. You're asked to wire money before signing — or, worse, before viewing. The contract is missing or sent only after payment. The conversation moves off the platform to WhatsApp or email. Any one of these and you walk away.

Since the 2023 housing law, agency fees are paid by the landlord, not the tenant. A long-term agent asking you for a fee is breaking the law. Mid-term platforms charge a service fee instead, which is legal and disclosed up front.

What does a normal contract include?

Your name and the landlord's, the address, monthly rent, deposit amount, start and end dates, and an inventory. Anything missing those is not a contract.

Is it safe to pay the deposit by card?

Yes, when paid through a verified platform that holds it in escrow until check-in. Direct card payments to a private landlord have no protection.
