What a mid-term lease in Barcelona actually is
A temporary residential lease (contrato de temporada) covers stays from 32 days to 11 months. It's the legal route for newcomers, students and remote workers — no HUT tourist licence required, no NIE required, and no five-year commitment. Most serious mid-term platforms in Barcelona operate exclusively under this framework.
How booking online works
Verified listings show real photos and an identified landlord. You request the dates, the landlord accepts, you sign the lease electronically and pay through the platform. Your money is held in escrow and only released to the landlord 24–48 hours after a successful check-in — protection no classic agency offers.
What you'll pay on top of rent
Expect a one-month deposit (refundable), a service fee from the platform (typically 15–25% of one month's rent, paid once), and utilities. FAQ
Do I need an NIE or a Spanish bank account?
No. For a temporary residential lease your passport is enough, and you can pay from a foreign card or bank account through the platform. You'll only need an NIE if you later switch to a standard 12-month lease.
Can I visit the apartment before booking?
Usually not — most international renters book before they arrive. That's why verified photos, video tours and the platform's money-back guarantee on misrepresented listings matter. If a listing looks off, skip it.
How far in advance should I book?
For September arrivals (the student peak) start looking in May or June. For other months, two to four weeks ahead is usually enough — Barcelona's mid-term market refreshes constantly.
What if I need to cancel or extend?
Cancellation policies are set per listing and shown before you book — most allow free cancellation up to 30 days before check-in. Extensions are negotiated directly with the landlord through the platform.
